"Tax Estimation Price" and "Purchase Price"
Important notice:
All foreign buyers purchasing real estate must be aware that in Bulgaria
there are such terms as "tax estimation price" and "purchase price".
The
"tax estimation price" (similar to "ratable value" in the UK) is for real estate
taxation purposes and is much lower than the actual selling (purchase)
price.
Most of the Bulgarian propety owners (vendors) want the "tax
estimation price" (ratable value) to be written in the title deed, and not the
selling (negotiated) price paid by the buyers, so due to this practice there
might be certain discrepancies between the price you are paying and the
price written in the title deed. This is caused by various reasons
and Bulgarian real estate vendors can not be responisble for it.
Even if the the property buyer insists the purchasing price to be
written in the property title deed there is no guarantee that this will be
accepted by the vendor.

insist to have to actual price on the notary deed since this is requierd by law.
